Primary Property Inputs

Buyer

Home loan tenure is up to 35 years or until the borrower is 70, whichever is earlier (Maybank, CIMB, Hong Leong and other major banks). Interest rates vary by bank; the bank's offer is final.

Foreign buyers may be offered a lower loan percentage, so a larger down payment can be needed. Please check with Keith.

Based on a fixed rate and equal monthly instalments. Actual bank offers, fees and rate changes will differ.

What is this?

This shows how much you pay the bank every month for your home loan, using the price, down payment, interest rate and tenure above. Change any input and the instalment updates straight away. A longer tenure lowers the monthly amount but increases the total interest you pay.

Amortization table

YearInstalments paidPrincipalInterestBalance

What is this?

An amortization table lists every repayment and splits it into principal (the part that reduces your loan) and interest (the bank's charge). In the early years most of your instalment goes to interest; over time more goes to principal. The balance column shows how much you still owe.

Assumes your bank applies every extra payment fully to the principal with no penalty. Please check your loan terms.

What is this?

If you pay a little extra every month, or put in a one-off lump sum early, the principal falls faster and the bank charges less interest. This tool shows how much interest you save and how many years sooner you finish the loan.

Depositing extra funds monthly into your Semi or Full-Flexi account in Malaysia automatically offsets principal on a daily basis, shaving years off your tenure.

Each bank sets its own DSR limit and counts income and debts differently. This is an estimate, not a loan approval.

What is this?

DSR is the share of your monthly income that goes to debt repayments, including the new home loan. Banks use it to decide how much they will lend you. Enter your monthly income and your current commitments (car loan, credit cards, personal loans) to see if the property fits your budget.

Purchase cost: stamp duty & legal fee

Buying from
New launch: the sale and purchase agreement (SPA) legal fee is still payable. Some developers absorb it as a promotion, so please check your booking terms.
Sub-sale: you pay the SPA legal fee, the transfer stamp duty and all other costs yourself.
Nationality
First-time buyer exemption applied to both duties.
Foreign buyers (non-citizens, non-PR): residential property with the transfer executed from 1 Jan 2026 pays a flat 8% transfer stamp duty (previously 4%). If you signed the SPA earlier but the transfer happens after that date, confirm the rate with your lawyer.
First-time buyer exemption does not apply: it needs a Malaysian citizen buying a residential property priced at RM 500,000 or less.

Citizens and PRs pay MOT duty of 1% on the first RM 100,000, 2% up to RM 500,000, 3% up to RM 1,000,000 and 4% above that. Legal fees follow the Solicitors' Remuneration Order scale (1.25% on the first RM 500,000, then 1%, minimum RM 500) before any discount, and exclude service tax and disbursements. Rates and exemptions change, so please confirm with Keith or your lawyer.

What is this?

Besides the down payment, buying a property comes with one-off costs: stamp duty paid to the government and legal fees for your lawyer. This tool adds them up so you know how much cash to prepare before you sign.

Developer new launch: some developers offer to cover the SPA legal fee as a promotion, but unless your booking terms say so, please budget for it. You also pay the transfer stamp duty and the loan costs. Sub-sale: you pay everything yourself. Foreign buyers pay a flat 8% transfer stamp duty on residential property (citizens and PRs pay 1% to 4% in tiers), plus a state consent fee of around RM 2,000 that differs by project.

You pay the down payment first. The bank then releases the loan stage by stage, and you pay interest only on the amount released so far. Figures follow the percentages, interest rate and down payment in your inputs above.

What is this?

When you buy a new launch, the developer does not collect the full price at once. It claims payment in stages as construction is certified complete. During construction your bank releases the loan progressively, so your monthly payment starts small and grows with each release, until you receive vacant possession.

Does not include tax, agent fees, repairs, furnishing replacement or major vacancies unless entered as a cost. Capital appreciation is not counted.

What is this?

Rental yield tells you how much rent a property earns each year compared with its price. Net yield removes vacancy and running costs, and cash flow shows whether the rent covers your loan instalment. Break-even rent is the monthly rent you need so that you do not top up from your own pocket. The figures you enter here are also used in the short-term (Airbnb) option.

Rates follow your seller category and year of disposal, as in the rate table below. Citizens, PRs and foreigners who are individuals get an exemption of RM 10,000 or 10% of the gain, whichever is higher; companies do not. The once-in-a-lifetime home exemption and other exemptions are not applied. Please confirm with a tax adviser.

What is this?

Real Property Gains Tax (RPGT) is a tax on the profit when you sell a property. The rate depends on how long you held it and whether you are a citizen/PR or a foreigner. Selling after the 5th year is much cheaper, so timing matters for investors.

The rates are typical examples only. MRTA and MLTA premiums depend on your age, health, loan tenure and the insurer, so please get a quote.

What is this?

Fire insurance covers damage to the building and is normally required by the bank. MRTA (decreasing cover) and MLTA (fixed cover) pay off or help with your home loan if you pass away or become permanently disabled. They are usually optional, but many banks recommend them.

MRTA (Mortgage Reducing Term Assurance)

Cover reduces over time, in line with your outstanding loan. It is usually paid as a single premium upfront, which can be added to the loan. If you pass away or become totally and permanently disabled, the insurer pays the bank to settle the balance. It is the cheaper option, but it only protects the loan and is tied to that loan.

MLTA (Mortgage Level Term Assurance)

Cover stays at the same amount for the whole term, and the premium is usually paid yearly. The payout goes to your family or nominee, who can use it to settle the loan and keep the rest. It costs more than MRTA, but it is more flexible and can still protect your family if you change loans.

Both are usually optional. Compare quotes, because cover, exclusions and premiums differ by insurer.

Malaysian listings use square feet, while plans and land titles often use square metres, acres or hectares, and some overseas buyers use ping. Enter the size and price to compare the price per square foot between projects. The currency converter shows the price in your own currency, using indicative exchange rates.
